British Land signs three healthcare leases at Crownpoint Retail Park

British Land has leased 12,800 sq ft of space to three healthcare businesses at Crownpoint Retail Park, Denton in Greater Manchester 

InHealth, the UK’s largest specialist provider of diagnostic and healthcare solutions, has taken a 5,000 sq ft unit for a Community Diagnostic Centre, while CVS Vets, one of the UK’s leading veterinary service providers, and mydentist, UK’s largest dental care provider, have taken a 2,500 sq ft and 5,300 sq ft respectively. 

British Land is one of the largest owners and operators of retail parks in the UK with 8% of the market and continues to see “strong leasing momentum” in this sector with occupancy across the portfolio at 99%.

Crownpoint comprises 36 adaptable units, totalling 212,000 sq ft, and is let to a variety of occupiers across the retail, food and beverage and healthcare sectors. The retail park is located less than 40 minutes from central Manchester and 20 minutes from Stockport, providing occupiers with access to a large catchment of customers.

Matthew Reed, head of retail parks at British Land, said: “With 40% of England’s population located within a 30-minute drive of British Land’s portfolio, leading healthcare brands are showing increasing interest in our retail parks. 

“Providers embedded within the community are providing a crucial service for patients, cutting waiting times for core services such as blood tests or X-rays. This not only taps into a significant growth market but also broadens the demographic of our retail park customers and increases the reasons for visiting our retail parks and the time spent there.”

Geoff Searle, InHealth chief executive, added: “We are excited about our successful collaboration with British Land and the NHS to develop a Community Diagnostic Centre at Crownpoint, Denton. Once complete, the South East Manchester CDC will provide capacity for over 40,000 diagnostic tests per annum, and being in such a fantastic community location, we are delighted to be providing key clinical services to the local population. 

“Retail park sites offer modern flexible spaces with low cost to fit out and low running costs. Across our nationwide network of CDCs, we’ve seen the real difference and positive impact that centres like these can bring for patients, focussed on improving health outcomes, so we are proud of what our partnership with British Land will deliver for local people and we hope to work together to deliver many more projects like Denton.”
